Have you considered the replacement value of your home, and what this would mean to re-build in the current construction climate?

Underinsurance refers to your home and contents policy that is less than the rebuild or replacement cost of your property.

The Australian Securities and Investments Commission (ASIC) states that up to 80 percent of homeowners are underinsured.

“Underinsurance is a major problem in Australia, particularly given the prevalence of natural disasters,” says Kirsty Hayes Head of Home & Business Insurance at RACV.

In the event of natural disaster, resulting in loss of your home, inadequate insurance for the replacement of the entirety of your home and contents will mean only a fraction of your re-build costs would be covered.

One of the most common reasons people become underinsured is a result of guessing the costs associated with refurbishing their home. It is highly recommended you engage a professional such as a builder or valuer to provide you with an accurate sum.

You may have adequately insured your home when you first moved in and are relying on CPI indexation increase being applied to your policy, however this may not accurately reflect your current re-build value.

In the event you find yourself having to re-build, do not add to an already stressful time. Check your policy today.

Have you recently purchased a block of land and would like to get started on the design process?

At Cunic Homes we are a custom builder and can assist with designing your dream home to suit your block of land; and within your budget.

How to get started?

Contact our office on (03) 6231 8181 and request an appointment with our Sales manager, Sally Charleston. Prior to your meeting, Sally will visit your block of land to gain a greater understanding of the layout and utilize our recourses to obtain any further information such as council requirements, BAL overlay, easements, and estate covenants.

During your initial meeting with Sally, she will discuss your block parameters, a floor plan that will work for you, your budget and of course, your non-negotiables.

From here, Sally will start designing your concept floor plan taking on board your specific needs and requirements.

Once design ideas have been finalised we move forward to your ‘Preliminary Works Agreement’ where Cunic Homes obtain your soil and contour reports which allow for accurate contract pricing. (Including all site costs, driveway, and your build)

The land survey (contour report) is sent to the draftsman and your design is then situated accurately on the block of land, producing your first concept plan.

Another meeting will then be scheduled to sit down with Sally to discuss your floor plan, window sizes and any façade changes you would like to make prior to your final quote being produced.

Provided you are happy to proceed with the final quote and no changes are necessary, Sally will prepare your HIA building contract ready for signing.

When your deposit has been paid, Dom our planning and building manager will finalise your DA plans ready for council approvals, and client consultants will touch base to book in your selections meeting – how exciting!

Designing a functional kitchen is a critical aspect of new construction projects. It goes beyond being a mere cooking space, as it serves as a gathering spot for socializing and creating cherished memories. To achieve a functional kitchen that balances style, comfort, and efficiency, consider the following essential tips.

Planning the Layout

A well-designed kitchen layout maximizes available space and facilitates easy movement. Focus on creating a smooth flow by considering the "work triangle," which consists of the stove, sink, and refrigerator. Ensure effortless navigation within this space.

Choosing Appropriate Appliances

Select appliances that align with your cooking habits and lifestyle. For baking enthusiasts, investing in a high-quality oven with multiple racks can elevate your culinary experience. Similarly, larger families may benefit from larger refrigerators or double ovens, enabling time-saving convenience.

Opting for Durable Countertops

Prioritise countertops that are both durable and easy to clean. While natural stone options like granite or marble are popular, they may not fit every budget. Consider exploring high-quality engineered materials, including options offered by companies like YDL Stone, to find cost-effective alternatives.

Ensuring Adequate Lighting

Adequate lighting is essential for an efficient kitchen. Combine overhead lighting with task lighting, such as under-cabinet lighting, to achieve the right level of illumination. This creates a well-lit environment that enhances visibility and functionality.

Maximizing Storage Efficiency

Efficient storage solutions are crucial for a functional kitchen. Optimize your cabinet and drawer designs to make the most of available space. Consider incorporating organizational tools from Hafele Home, such as the Revo 90, which enhances functionality in corner cupboards.

Selecting Suitable Flooring

Choose flooring that is durable, slip-resistant, and easy to clean. While ceramic or porcelain tiles are popular choices, numerous high-quality alternatives are available. Explore various materials to find the best fit for your kitchen.

Designing a functional kitchen requires thoughtful planning, attention to detail, and quality materials. By implementing these essential tips, you can create a beautiful and efficient kitchen that meets your needs while surpassing your expectations.
