The recent increase in interest rates have many people uncertain about the future and their ability to purchase a home, but it is a lot more achievable than you might imagine!
With the right tools and know-how building your own home can have a huge range of advantages that you may not even know about. That's why Cunic Homes have partnered with RAMS Home Loan Centre Tasmania to help provide the information you need and help along every step of the way.
"Rates in July 2019 averaged 3.5% for new business, July 2021 saw many options under 2% & some very fortunate people got to lock in a Fixed rate for 3 or even 5 years. Now we are heading back to the norm. Even with the June 2022 0.5% increase, you can still obtain a rate under 3% - which is still cheap money.
You may feel you have missed the boat on cheap home loan rates, but all current home loans will eventually be back on similar rates.
The costs associated with a new Home are surprising less than an existing – particularly if you are eligible for First Home Owner Grants ($30,000 extended to 30/6/2023). Minimum required deposit on a new home can be $45,000 or more less - $35,000 may get you into a brand new home of your choice, whereas $80,000 is needed to cover all costs and deposit on an existing home of same value!
There are many options available for your new home loan, including SMARTSTART where you pay nothing till you move in.
To find out if you qualify, or just for some guidance or good advice, please contact RAMS Tas and we will look after you!"

You’ve spent ages searching for the very best block in the suburb of your choice, and finally, you’ve paid your deposit and are now ready to start thinking about designing your dream home.
It doesn’t get more exciting than this!
You probably have your dream home all mapped out in your head – entranceway here, staircase there... your classy new entertaining area right there. But will your dream design fit the reality of your new block?
At Cunic Homes, our experienced team will help you get to know your block of land, and work with you to ensure that the floor plan of your new home makes the most of your new block’s natural features – and the style of home you have in mind.
Your first consideration is orientation. And we can’t stress how important this is! You’ve heard of ‘location, location, location’ – well, now you need to think about ‘orientation, orientation, orientation!’
Finding the perfect orientation for your new home on your block of land is important in ensuring that your home captures as much natural light as possible in your living, dining and kitchen areas. These rooms are some of the most important rooms in your house, as these will be the rooms that you and your family are likely to spend the most time in – and you’ll want them to be as light and airy and welcoming as possible!
Unless you’ve got a nice flat block, our team will work with you to determine the natural gradient of the land to help you position your home to the best advantage. If you have a steep or uneven block, you may need to consider a split-level design to get the best value from your site.
You’ll need to think about if you want to enter your home via the garage, or the front (or back) door. Have you thought about what side should your driveway go? Does your driveway work with the garage location, or do you need to consider any additional off-street parking options for visitors or multiple vehicles?
You’ll also need to consider your lifestyle and what kind of areas you’re likely to want now or in the future – do you need space for a play area for the kids? Do you need a cat or dog run that’s not right up against the boundary fence with your neighbours? What about a space for alfresco dining? Are you a keen gardener?
Another thing to consider if your block of land is narrow, oddly shaped or on the smaller size is that you may need to compromise on some of the outdoor spaces to ensure your home meets your and your family’s needs.
If you are an entertainer, you’ll need to look at where the afternoon sun is so that you can maximise the warmth and light as you party on into the evening, and don’t end up sitting in a beautifully designed alfresco area that is sitting completely in your new home’s shadow.
You’ll also need to think about the indoor and outdoor flow of your home and how it will best suit your lifestyle, so that you aren’t bringing dirty muddy dogs or kids in from outside directly into your loungeroom, or forcing your guests to walk through your whole house from the alfresco dining area just to use the bathroom.
Finally, don’t forget your new home’s street appeal! Consider how your home will look from the footpath and whether you want to plant some trees or build a fence to give your family some additional privacy. Or, if you are working with a corner or rural block, you may want to think about building an acreage-style home.
Whatever your dream home looks like in your imagination, Cunic Homes are here to help you every step of the way, and give you the advice you need to design the home you’ve been dreaming of (located perfectly on your new block, of course)!

Classic Blue is described as a restful color, that brings “a sense of peace and tranquility to the human spirit, offering refuge.”
The forecast for this colour of the year is across the board, from not only as a paint colour for interiors but spreading widely to homewares, fashion, art, all areas of design even down to social media. Keep your eyes peeled for Classic Blue in 2020.
The end of 2019 we started introducing this colour of the year without being aware through feature walls, splash back tiles and specifying a new Polytec colour “Oxford” which is a deep blue. We can’t wait to see these selections come to life.

2019 has bought many design trends and bathroom trends however, Cunic homes have put together 5 trends we think will be sticking around to see the next decade.
Ooh lala - We love when our clients go with a freestanding bath. Not only can a freestanding bath allow your bathroom to feel more spacious but it gives it a sense of luxury. Different shapes, profiles and now even colours the options are endless. You can have the mixer on the wall or have a floor mounted mixer.
Gone are the days of small rail showers - even though we have found some rail showers we love such as the Abey Monza rail we live for a rain shower head, whether its profile is square or round.
You can have the shower head installed vertically or horizontally. Most of these come in a range of colours from bronze, black to chrome.
Now, we did think that the all black everything in terms of fittings would be a passing trend but we think it’s here to stay. It seems that no matter the combination or contrast in the colour selections or the design it always works.
Creating a modern slightly darker mood within the bathroom. Where there is natural light in a bathroom the contrast of the black really seems to shine.
Mirrors will always be apart of bathrooms but we’ve noticed lately that the new trend is all different kinds of mirrors. It is because of this that the cunic homes selection team think these different profiles are sticking around.
The images speak for themselves… Which would you choose?
